BELGIAN ROOTS FIRMLY ESTABLISHED IN BLACK COUNTRY FREEHOLD PROPERTY DEAL Confidence in the Black Country's commercial property sector has moved up a gear following a recent £multi million investment by the sister company of a Belgian wholesaler of natural stone products. In a pre-sale freehold commercial property deal negotiated by property consultants Jarvie Bedhall acting for property investor developer Revelan Group, Beltrami UK has relocated to a purpose built 35,000 sq ft warehousing and logistics facility. Founded in the UK nine years ago this latest capital investment by Beltrami in freehold premises at Revelan's Brook Park in Lye, Stourbridge marks an increase in workspace of 75% over its previous location in Dudley. The newly built facility designed and constructed to incorporate cutting edge environmental and energy efficient services will serve as Beltrami's UK headquarters and logistics centre for the distribution of natural stone products - sourced worldwide - such as marble, granite, limestone and sandstone. Commenting on his company's move to Brook Park Beltrami's UK managing director Martin Dolby said: 'The criterion we set in our search for a new headquarters and warehousing facility focussed on the need to work with a developer who quickly took on board our requirements and who was ready to move forward immediately with a bespoke building in a locality within easy reach of our existing workforce. Brook Park ticked all the boxes including good access to the motorway network. The building was completed in 6 months on time and on budget.' Brook Park is one of several developments which are in the Black Country development pipeline by Revelan. Land adjacent to Beltrami is available on an industrial design and build basis of up to 40,000 sq ft and agents Jarvie Bedhall are reporting strong interest. Hayes Park also in Lye is nearing completion and will comprise of 60,000 sq ft of industrial/warehousing space with main road frontage. Revelan's development team has also recently completed a building of 18,000 sq ft on a speculative basis at Station Road in Blackheath and a new development of smaller units ranging from 1,625 sq ft to 9,725 sq ft at Acorn Park also in Blackheath. Commenting on current market conditions Colin Jarvie of Jarvie Bedhall said: 'Revelan has adopted a flexible and broader approach to transactions. All properties are available on either a leasehold or freehold basis, and also in response to restricted liquidity within the market, ingoing tenants are being offered an option to purchase the freehold in the future at today's prices.' |
